This block square development is located in the Historic Minneapolis Warehouse District on the site of a former rail yard switching area. The 230 unit project consists of four story wood frame construction and eight story post tensioned concrete built over a 400 car, three level parking ramp. Key design issues were relating the building to the historic warehouses in the area and keeping the two story limestone that retained the site. The project has many unique features, including two story townhome units with street access, 3,000 square foot penthouse units, and 7,000 SF of neighborhood retail.

Louisiana Oaks Apartments, MSP Real Estate Services, St. Louis Park, Minnesota

The development of this site was particularly difficult because of highly polluted soil, which requires treatment, flood plain conditions, and unstable soils, which require the buildings, be on 70 foot piles. The 200 unit, four story building is organized to relate to Oak Park on the north, and contains a central clubhouse with party room, business office, workout and whirlpool areas, with a large deck overlooking the wetlands to the south.

Huntington Place and Huntington Pointe encompass over 1000 units of housing on two adjacent sites. The renovation work consisted of four parts: renovation of the site including reducing the scale of parking lots, new site circulation and landscaping; upgrading the lobbies and corridors, refurbishing the dwelling units, and significant renovation of the Clubhouse.

Oak Pointe, Dominium Group, Columbus, Indiana

This 140 unit project was constructed as subsidized housing in the early 1970’s and needed an interior and exterior renovation. The project suffered from a poor sense of entry and an exterior appearance that was very unmarketable. As part of the new ownership and conversion to a market rate project, the entry drive was reconfigured and enhanced with new lighting and landscaping, a new Clubhouse and marketing office was constructed, and new exterior finishes and details added to the one and two story buildings.

Diffley Cedar Mixed-Use Development, Eagan, Minnesota

A mixed-use development consisting of 444 market rate dwelling units and neighborhood retail on a 44 acre site overlooking the Minnesota River and at the gateway to the City of Eagan. Three types of housing are arranged in neighborhood clusters which provides architectural diversity and broadens the market opportunities. The project posed a unique challenge in securing rezoning of the property in a political environment unfavorable to more housing and retail development. This reluctance was overcome because the project’s design unified four parcels of land-some of which were zoned industrial-into a comprehensively planned, quality development.

A comprehensive renovation and refurbishment of 2,200 units of moderate income rental apartments on four sites. Refurbishing includes totally new interior finishes, lighting and appliances for all common and tenant areas. Renovation work includes new windows, roofs, boilers, clubhouse expansion and management offices, site amenities upgrades, and an addition of enclosed parking.
